Why Everyone Should Have a Home Inspection
QCI’s Licensed and IAQA-Certified Inspector arrived a little early for his scheduled mold inspection. The customer greeted him and showed him to the master bathroom where she explained that moldy drywall had already been removed from the shower area. She claimed to have a leak, either in the plumbing lines or through an outdoor electrical receptacle near a sprinkler. After close inspection of the two possibilities, the inspector took his ladder to the roof to check for areas of possible water intrusion. He immediately located a problem.

A gap in the stucco above the flashing could be letting rain into the home. The inspector went to check the attic. Though no signs of water intrusion were detected above the bathroom ceiling, above the front entrance, a space between the exterior wall and the bathroom wall showed water staining. The inspector proceeded to the building exterior to check the area with his Infrared Thermal Imaging Camera

The inspector showed the homeowner the thermal images and explained to her the source of the leak. Thermal images from the master bathroom were further proof.

Any inspector, with or without Thermal Imaging, would have likely detected a problem with the roof flashing while inspecting the roof. A Home Inspection would have saved this homeowner thousands of dollars in restoration costs. With 8 years of water intrusion and mold growth, who knows what health effects could have been prevented.
