INITIAL MOLD INSPECTION & AIR QUALITY TESTING
The initial mold inspection is performed to document signs of water intrusion and/or mold growth at the property. A plan is developed for mold testing and initial air samples are taken to determine the types, levels and extent of microbial activity, including black mold and toxic mold, within the residence or facility. A mold inspection and testing plan may include air sampling, swab/tape & bulk sampling, laser particle counter surveys and moisture readings. These mold tests provide a basis on which to gauge the success and/or failure of the remediation project and an assessment of overall indoor air quality. Initial mold testing and mold inspection observations can provide information necessary and helpful in the creation of toxic mold and black mold removal project specifications.
PROJECT DESIGN
Mold removal project design is typically provided by the indoor air quality professional to the mold remediation contractor. The mold removal project design based on the findings of the original mold testing should indicate necessary containment and cleaning procedures, affected areas, black mold and toxic mold containment areas, equipment needs, proper cleaning methods to be used, safety equipment and procedures, etc.
POST REMEDIATION CLEARANCE TESTING
Post remediation mold testing is conducted to ensure the homeowner, building manager, remediation contractor, insurance company and other interested parties that the remediation was successful. Post remediation mold tests should be conducted of personal effects if it is suspected or known that black mold or toxic mold contamination of these items has occurred.
