INITIAL MOLD INSPECTION & AIR QUALITY TESTING
The initial visual mold inspection is performed to document any sources of potential water intrusion at the property as well as to develop an initial hypothesis as to potential sources of contamination affecting the property. Outdoor and indoor air samples are taken according to the determined mold testing plan determine what types and levels of mold spores are present in the areas tested, including black mold and toxic mold levels, within the facility or residence. A complete mold inspection may include air sampling, swab/tape & bulk sampling for mold analysis, infrared thermography, laser particle counter surveys and moisture and humidity readings. The Mold Analysis Report from an independent certified lab provides an assessment of overall indoor air quality with highlighted areas of concern. Initial mold testing and mold inspection observations can provide information necessary and helpful in the creation of toxic mold and black mold removal project specifications.
PROJECT DESIGN
Mold removal project design is typically provided by the indoor air quality professional to the mold remediation contractor. The project design based on the findings of the original mold inspection and mold testing should indicate black mold and toxic mold containment areas, the extent of contamination removal, equipment needs, proper cleaning methods to be used, and safety precautions.
POST REMEDIATION CLEARANCE TESTING
Post remediation mold testing is conducted to ensure the homeowner, building manager, remediation contractor, insurance company and other interested parties that the remediation was successful. Post remediation mold tests should be conducted of personal effects if it is suspected or known that black mold or toxic mold contamination of these items has occurred.
